State Specific Question About: ILLINOIS (IL) Ok, I got weak and allowed a "lady" to rent a studio. She is a felon in Illinois. All was going ok untill a friend told me that her boyfriend was "gittin" our of prison. Now he has moved in with her. She said he "ain't living here" but he is there every I do work on the multi. I have seen him smoking and carring grocheries and just hanging out about 5 times in the last week. Now I thought felons could not live together in Illinois, or even live close to each other. So should I give her a cancle of lease or just call the cops. Or should I try to find the probation officer.

I don't like the guy around. She had a job when she moved in, now neither of them work that I know of.And I am starting to get a lot of strange traffic. I am thinking they are selling dope. --50.165.xx.xxx

Notice to Cure- remove non authorized tenants. Calling the Police is a waste of time. You accepted her - your job to get rid of her. I dont take felons - 10 year clean history for most felonies and forever for sex offender. --108.80.xxx.xxx

I would look up both records if possible and see what type of felony convictions both of them have. I draw the line at violent felonies and sex offenders. This guy may have been convicted for assaulting her. It is good to get as much information as possible and get a report from a neighbor (should be at least one that you are friendly with or you have enlisted to give a report). Often people who have been convicted in the past are trying to "keep their nose clean" and can be stable renters. I would not automatically write them off without seeing the whole picture. ^^ In some towns there are unconstitutional laws that nobody has the funds to challenge that restrict unrelated felons living together. Usually while on parole. Point being to block halfway houses or sex predator group homes.

For the OP - give the tenant a notice that "it appears XX is living on the property. Due to being seen at various hours, at times when the tenant is not at home. Has been seen with keys? Car parked there overnight.

If this is a multi unit property install exterior security cameras showing who's coming and going. This one thing stopped virtually all our previous problems with unregistered occupants. Because while I can't see who goes into a specific unit, the tape will show who enters the common areas. There are a couple of units where someone could climb the back wall and climb in a back window, but nobody has gone to that extreme, yet.

They can't argue with a camera so our tenants now follow the rules. If they have a new BF/GF and the occasional overnighter turns into a "over-weeker" and they can't bear to be apart, the tenant let's me know and does the application process.

Get him out before he starts getting mail there!

I think I'd just tell here you will let her out of any lease and she needs to start packing.
