My master lease began as the local AOA lease. I've added some things to it over the years, some of them suggestions from here.
My master lease has highlighted sections for all the variables that may be needed for each unit. When I am doing a lease for a new tenant I will select the correct variable for that unit and delete the rest. Save with tenant's last name, leaving the master as the original. Nearly every time I do a new lease I tweak it. Then I have to add that tweaking to the master.
It would probably be best if you could find a lease specific to your area because city, county and state laws have a lot of variation. --70.16.xx.xxx |

The time you spend in court learning how your area tenant laws are used to support the landlord and the tenant will be used to form a good lease for that area, every state has guidelines and local areas often add features - best to know them before you need to know. --75.94.xxx.xxx |
