State Specific Question About: NEW YORK (NY)

I am re entering the LL game soon with a 4 unit purchase . In the past I have rented on a hand shake and / or an "Office Max" standard rental agreement. As you can guess tenants were playing tricks on me ( extra people showing up , dogs, etc. )

Can someone recommend a form I can use and / or addendems

to cover all of these areas which I can't for see until after they happen . --72.75.xxx.xxx

Allowing renters with a thorough credit check on all adult applicants is asking for trouble. A problem tenant or tenants can move into the rental unit causing serious damage and arrears of rent. Try to contact a landlords association where can google to find near the rental unit. It is better to use a rental form that is specific to the rental jurisdiction where the rental building is located. Every jurisdiction has specific laws. --172.16.xx.xx

You would want to purchase a package here and even with this it is best to visit a local landlord group familiar with your court system and any new changes that have occured - using a lease that works in your local court is the key to the fastest evictions when that time comes. --75.94.xxx.xxx

Bob, A well crafted lease will make this next go-round much more profitable and stress free. Go to the home page and order Jeffrey's Landlord Kit and somewhere he also sells HIS lease.

And use the Q&A Search just above this thread for Lease, clauses. I know I have posted many. If you have read my posts, LLing has changed.

Laws, Courts... People have changed. More deadbeats, less honest... Money handling has changed. PayDayPlan Rent, Autodraft, deposit only accounts... --67.175.xx.xxx

Another resource for a lease would be a local landlord association. They would have anything that is particular to your state. A while back someone asked about lease length. A common length was around 8 pages. --69.183.xxx.xx
