I ask for picture ID before I process an application. Some will drive to see rental and then tell me they don't have a license. I'm not the police....but I'm not processing application without ID. I'm sure they have a state issue ID to buy their beer and cash their checks.
Anyway, the best reason to get the ID proved very valuable yet again. The address on the license doesn't match any previous addresses given. Applicant insisted it must be an error on his license because he has no idea about that address.
Interesting....RMV doesn't issue actual license when you go to the RMV - they mail it to your address listed on license. So how did you get the license if you never heard of the address? He can't seem to come up with an answer for that. And imagine the same address ( and several others not listed on the application ) came up on the credit report.
Once again you have to dig a little deeper when applicants put down Mom's address as their only previous rental. --198.228.xxx.xxx |

Often ask applicants for the nine digit social insurance number or birth certificate, photo health card, photo drivers license. If there is reluctance to provide identification then one is better to let them walk. Had many tell me excuses like the birth certificate was lost where will show the health card when I move in. Will not give social insurance number. It is important to run credit checks on all adult applicants Had a couple in there thirties who were holed in the mothers basement. They are going to be staying there for a very long time. It is better to tell them over the phone that if they are interested in the rental unit that all adult applicants are required to completely fill out a rental applications along with providing three pieces of identification. My rental application asks for driver's license number, and in parenthesis I have the notation "show license to landlord".
Many ignore showing me the license at that time. But when I'm checking over the application, always in their presence, I ask to see the license.
It is at this time, I check to see if the address on the license matches the address on the application. Usually it matches - but sometimes it does not - it may be a previous address - then of course, their explanation follows.

I actually go a step further. I usually have them text me a picture of the DL or ID card. Then, i can verify where they previously lived/ are living...
Even if they don't have a DL, they usually have an ID card.

Learn from my mistakes! I ask for a license and soc sec on my application and she faxed it in. BOTH were fakes like the check for deposit and first month's rent.
Turns out she had a history of check fraud and knew it was associated with her real info so she gave me fakes. Next time, I will ask for the originals.
And I had her in eviction court Tuesday last week and had her arrested for check fraud the next day. Applied for my writ possession today. --74.174.xx.xx |

Shucks! I won't go into a house to show it without asking for the driver's licence, just to see that they are who they said they were over the telephone. Then, if I get an uneasy feeling, I stand outside before going in, and call a certain number, saying whom I'm with, and this person's driver's licence #.
But collecting a copy of the D.L. is standard to my total list of things to have before a prospect's application can be propressed. And if it's not forthcoming , they go to the bottom of the pile. --68.225.xx.xxx |

I like this idea and will adopt it. My only reservation is that this process could potentially be used as evidence of racial screening/discrimination, since these DLs and IDs have pictures on them. I think the benefit outweighs the risk, but just throwing it out there.

I ask for ID and I take my own pictures if the people are accepted. It is easy now with digital cameras and camera phones. I made up a sheet of paper like a mug shot with height marks clearly visible. Why do I do this? I had a woman move in with her two kids. About a month later I mentioned she looked different. She claimed she was trying a new makeup and style. It turns out her sister was the actual tenant but couldn't pass the credit check. The one sister rented the second sister moved in. After three months I had her in court. Try proving fraud when you don't have the pictures and she claims not to have a sister. I had her evicted on other grounds but just seeing this happen made me change my ways. People will always find a way to take advantage of a trusting individual. I also rented to a Michael G. Tenant who gave me all the information of his cousin Michael T. Tenant. I checked Michael T's credit, not Michael G's credit. Big mistake I made. You have to verify everything they tell you. Sounds like I need to see the original at lease signing to compare!
Most ID photos seldom really look like the person. So I also take a real pic of the happy couple at lease signing so we can identify them at court later.
TIP: when taking a photo of the DL, and using a date stamp on the camera, make certain the sate stamp does not cover any info on the DL.
My SHERIFF wants the height, weight eye color, etc for body attachments. He is THRILLED when I provide a color print of their DL! --67.175.xx.xxx |

After I tell them to *fully* complete the application, I meet with them, telling they have to bring a picture ID.
