State Specific Question About: NEW HAMPSHIRE (NH)

Hi

I have 3 male graduate students that want to rent my 3 bedroom. Their parents will be paying the rent.I was thinking would have each student sign the rental agreement and each parent sign a co signer agreement.Any suggestions for proper phrasing of co signer agreement or other ways to do things?Thanks --98.216.xxx.xxx

Robin, We simply have them sign the lease along with the occupants. No designation otherwise. Just another one of the guys!

Locations and logistics might be a problem so in that case I send everyone a hard copy and a letter briefly explaining that they are each signing a single lease and our office will combine them all as one lease contract. They sign the letter too.

Agreeing with the others...just have parents ALL sign the lease. Make sure you have a "jointly and severally" liable clause in there so any ONE of them is responsible for ALL the rent do. There is no such thing as "my 33.33% of the rent is paid..."

On a side note: I think these parents should have their heads examined. While grad students are probably better than the average lot of party-crazy college kids, I would NEVER put my name on a lease promising to be responsible for someone else's kid. And until you're out on your own paying your own rent, you're still a KID.

Heck, I won't even co-sign for MY kids. Their first lesson in responsibility is that THEY are responsible. Easy cheesy. --108.250.xxx.xxx

Ha, thank you guys. I get what you mean. I put myself through community college. I just told the kid to find another place. His mom said she would co sign for everyone, but lives in WI. They only want to stay 10 months but are willing to sign a one year. This is my super nice unit and just put in a whole new heating and hot water system in last month. Gut tells me 2 of 3 are going to bail after 10 months. And good luck to me getting money from someone halfway across the country. --50.157.xxx.xxx

As you see me post here often students prepay this 10 month first with 6 and then 4 more before the 6 has evaporated. If you have campus area get used to 9/10 month rentals, in those off months make all water repairs and anything else that squeeks so they will have a peaceful stay. --75.94.xxx.xxx
