State Specific Question About: WASHINGTON (WA)

I have a tenant that restricts me in choice of service people for maintenance calls. Is there anything I should be aware of in this regard? Tenant occupies my single family home in WA.

I would expect that their right would be that you follow local law.

Does local law require that such repairs be done by a person that has a license with insuance and bonding?

Why are they so paranoid about this?

A quick review of the Wa law... I see no such requirement...

However for repairs beyond the wall.. water/elect

use a licensed person...

Still no guarantee even if they have insurance that anyone could collect...

A former poster to this site contributed what is now referred to as "Aldo's Rule": The Landlord is in charge. The Tenant is NOT in charge.

Now check the wording in your lease about allowing entry for maintenance - if you don't have any, add it to the next lease. Meanwhile, if they are MTM, give them 30 days notice - they are trouble. If on a lease, pray they don't pay on time, and start the eviction process as soon as they do (evicting for being a pain is hard, but nonpayment is easier).

I see these people's point SOMEWHAT..meaning that, I don't want some doofus unlicensed drugee craigslist "handyman" coming into my home to do a repair while I am living there.

Having said that, it's your house and your rules.

Things are different with a vacant property vs an occupied property, regarding the way repairs can be done, in terms of timeliness, cleanliness, professionalism, etc.

yeah, people like this get my goat. Let them go be happy... somewhere else...
