State Specific Question About: MISSOURI (MO)

I noticed other ads stating that there is an additional fee if over 2 occupants. I did not think you could do that unless you were paying the water or something that would generate an additional fee. Is it legal to charge extra for more people. I have a 2 bedroom apartment & I know that HUD says I would have to rent to 5 if they wanted to rent it, but can I charge more or not? --108.95.xxx.xx

The fee is for those unreported on the application/lease, the idea is to keep away the boyfriend with drug arrests from bringing his friends over tearing up your place. --75.94.xxx.xxx

If you are dealing with section 8 and/or family, you probably need a set rent. Don't ever mention the word children, in order to not discrimination. Talk about persons or residents or something smilar.

When I have a roommate situation, in the supplemental residents' agreement I usually indicate that the rent applies to x number of persons - that any additional person(s) must submit an application, pay an application fee, and that the total rent will increase by xx dollars. --108.238.xxx.xxx

RB ... recently read a lease that had anyone not listed on lease as a Trespasser - I love this ! ! and plan on interjecting the revision in to the next lease we write. --68.197.xx.xx

Noone is going to enforce trespassing,if they have a key or someone in the unit lets them in the cops will tell you it is a civil matter. --24.92.xx.xxx

really the amount of rent you charge and the amount of rent your area will support or two different things. Where in MO are you? And what are the rents for your area for the size of unit you have to rent? Few will pay more for the same unit. lots of factors to condsider --184.239.xx.xxx
