State Specific Question About: ARIZONA (AZ)

The renter is late is payment. It has been happening for a few months. I can not continue it any further. What is the best route to get them evicted? --24.56.xx.xxx

Assuming July's rent was due today - if you don't get it today begin eviction tomorrow. Check you state laws to see if you're required to have a grace period. If so, begin eviction immediately afterwards. If they aren't current at this very minute, begin eviction today. If they bring the payment, don't accept it (assuming you want them out more than you want the payment). If you accept it the eviction stops.

The LL must be in charge or he will go bankrupt. Don't accept late rent. They pay = they stay. It's that simple. If you let them pay late they'll keep doing so.

If you've never done an eviction or you're at all uncomfortable hire an attorney to take care of it. It's perfectly acceptable to do that. However, the longer you wait the more money you will lose. --74.177.xx.xx

The short answer to -how do I get them evicted- is hire a flat fee eviction service, no other legal service works well in the tenant arena. Watch the process and follow this next time, I pay about 350 and make 3 copies deliver to my atty if I am unable to do it myself.
