Can a landlord charge a reasonable fee for their own labor against the security deposit to make repairs, paint and clean? What if the tenant has signed a lease agreeing to certain charges for different things? thanks for your help. --152.119.xxx.xxx |

Depends. Please check your state law to see f this is fact or popular urban legend.
If you charge the res and he pays, you're done.
If this is going to court, then "Gotta know YOUR judge".
Create a new side business with letterhead called Acme Repairs and turn in that bill. Yes, you can have more than one business!
My judge allows $35 per hour for LL time.
In real life we charge according to our lease's Standard Cleaning and Repair Charges.

Charge separately for each service based upon what someone would pay a cleaner, painter or handyman in the area as hourly wages are very local. Then charge separate for the materials. --74.220.xxx.xx |

I was going to mention the same thing Brad just did, very likely this is a local court concept - in my big city court they award 10bux an hour, suburb allows 35-55bux so you know what my fees are in advance...
