Back in Oct. I rented a 3 bd rm

to a family of 5. Couple, two girls 11-9, boy 6. A few days in things started to get broke. Porch door windows. Then porch door apperared to have been kicked in. So I repaired, and talked to tenants. Then porch window is broken, I reglaze. Then second window is broken. Before I can glaze it, another window is broken. So I said chuck this, and I boarded with luan. Then concrete blocks around flower bed are pulled up and strewn around yard. When I go there, lots of teenagers hanging around. Parents don't care about anything. Boy is running around in diaper. no shoes no shirts just a diaper with a load in it. Then I start getting calls from City inspector, said I can't board windows. They gotta be open. Said I have to remove boards and reglaze. That night thereis a fire in boys bed room. Not much damage just a broken window. I cover it with plex , and guess what happen the next day? Yup, broken. So I give them a lease cancle notice. Now do I have to wait 30 days? Or untill they distroy my house? --98.223.xxx.xxx

If the tenants do not replace the windows what happens? They might move, what you need quickly is police reports to bolster your case and remember current damage must be billed to tenant - there is no reason to wait for the move-out surprize. --75.94.xxx.xxx

Gary-Talk to an attorney in your area to find out your best options, but here is what I would do. 1. Bill for all the damages, due tomorrow. When they do not pay, file eviction for non-payment. 2. Give notice of non-renewal, if they are month-to-month, I would get the notice out now so the lease is up 06/30. 3. In most states you can file for a faster eviction hearing if the tenant is committing waste (doing a lot of damage) to the property. You need to get these people out right away. Then, check if there was anything you could have uncovered in screening to prevent this. --71.194.xxx.xxx

Gary,

First, I'd visit and talk them out of the house. Cash for Keys.

With the presence of fire, my judge will hear an EMERGENCY EVICTION with 3 days notice.

Give him photos, police reports, fire reports, etc when you file so you can get the quick hearing.

Interesting...I just responded to the post about how to do a home visit before accepting an new applicant!

I would have to do a 3 Day Notice for Nuisance (Waste), followed by a Five Day Notice, followed by a Summary Eviction. I would most likely have them out in under 3 weeks, unless they filed for a Stay or filed an Appeal.
