Yep, bill the tenant. And watch your relationship go downhill from here. A good tenant would apologize and tell you to bill them.

Les, Wanna be right or rich?

You MUST know that any report of a fire goes on the CLUE report - a permanant record/Carfax type file on your house. It can make your rates go up AND make it difficult to sell.

If the damage is minor - cleanup and repaint - just do it and charge the res.

Smoke damage is "particles" that must be removed to eliminate odor - wash them off and seal with Zinsser BIN smoke sealant, then repaint.
