I currently live in a home where i will soon have tenants move in July 1st, my question is, when should I transfer the utilities out of my name and have them put it under their name?

I "learned" the hard way..... Don't give them the keys until you can verify with utility company that the tenant has them in their name! I have since signed up with my local utility's "landlord program". I can now submit tenants name via their website and receive confirmation that they are approved or denied. I can also transfer it back to my name (no cost) at the end of lease. My area has "smart meters" and it has made landlording easier for me :) --24.236.xxx.xx

Here the utilities will not discuss with me ANY account except my own. And they are getting worse and more error-prone even in that. So I tell the tenants that the utilities will be disconnected the day prior to the day that keys are handed to them and they have the opportunity to get the utilities transferred to them prior to that date. And I issue the cutoff for my service with the utility accordingly. --66.226.xx.xxx

Note that this may vary by area and utility company. In MY area, the utilities will NOT transfer it into the tenants name until they have a signed lease and the date has begun! Therefore, there is no such thing as "no keys until the utilities are transferred" here. I give them 48 hours to get it switched over. We've only had a real problem once where a tenant just wasn't doing it. (We've had a couple of other problems -- but those were always screw-ups at the utility's side of things that were not the fault of the tenant.)
