I teach that the Written Move In Inspection, signed by the res and backed with literally 100 pictures, is MORE important than your lease.
-this is MY evidence for court 2 years from now when I must charge them for cleaning or damage
-I am the only one who writes anything on the form. Again *MY* evidence to make ME look good. Do NOT let the res write ANYTHING on the form.
-when you DO write something, make certain it is worded for your judge. " 2" fingernail polish stain inside bedroom closet" rather than "bedroom carpet stained".
-We sign this at lease signing. No "Drop it off later".
-mine is a list of rooms with major items listed for each room such as WALLS, FLOOR, CEILING, LIGHTS, WINDOWS. I put a big check mark next to each room indicating it is OK.
"Resident has inspected the property and is satisfied with it's condition, including any lead based paint, mold, or other issues, and agrees management has provided the home in a clean and habitable fashion, and that no verbal promises have been made for additional work.
Resident has 7 calendar days to make any additions or corrects to this form."
