Hi, Does anyone have recommendations on how to find good qualified renters? Post on a website, newspaper, local circular, flyers around town or go through a realtor? Can you disqualify callers to my ad based on their income? Any other tips would be helpful. Thanks so much.

Frommy recollection, many here like a yard siggn [w/directional signs of needed] & craigs list.

newspapers are old school, expensive and not too effective.

our own experience is that Realtors are not often worth the $$. With us the ones we saw would bring even less qualified people than we found on our own and them worked hard to get us to accept them.

for us, Craigs that linked to a YouTube video has done the trick [twice now]

do a search here for screening program. do not take Section 8 unless the class of rental offered is the type that those folks would accept.

One thing I noticed when I had this experience of not finding good renters is that I ME MYSELF was trying to disqualify them instead of QUALIFYING THEM! Changed my thinking but didn't loose my mind! most were still unqualified on paper and thru screening, however I no longer thought about it as something i was doing, as i was trying to qualify them, there being disqualified was not about my house, or my carpet or my screening,,, just keep going, the good ones are waiting for you to get thur the bad ones and then your paths will cross... just babbling. Here in Central NJ over by the river, I get good tenants through a Craig's List ad. I used to use the Princeton Packet or their online ads but those don't work anymore. I would never put out a sign since my current tenants would be treated to a barrage of Section 8 folks banging on the doors and I have mid to upscale rentals. You might use the larger upper scale newspaper near you. Around here it's the TTN Times but even that would overwhelm the phone lines with the unqualified. --68.37.x.xxx

I'm not in NJ, but I'll tell you what has worked for me. My rentals are in gated communities that do not allow yard signs. However, there are area's located right outside the gates where I put a sign with some flyers with pictures. There are usually residents already living in the community that want to get a friend or family in. I do not put the address of the property on the flyer. I also get great response on Craig's list. Every few days you'll want to move your ad to the top of the list by renewing it, I would get 4 or 5 calls on the renewal day alone.

I haven't linked a CL ad to Utube, but that's a brilliant idea, and will try it next time around. --70.173.xx.xxx

Income and credit are two legitimate ways to disqualify applicants. If you occupy the premises also and it's two units, you don't have to worry about discrimination of any kind. --68.37.x.xx

Start by holding a gunny-sack close to the ground.

Next, keep it wide open.

After they run into the sack, tie it quickly.
