Each state may have different rules. In TN, if the tenant is no longer under lease contract, it means month to month. In that case, you only need 30 days notice. --198.51.xxx.xxx |

30 days minimum in Missouri. I think that's common in most states, but read up on your state laws. See the link at the top of this page "Landlord/Tenant State Laws"."

MY lease states any changes no later than 45 but honestly, we know we are going to raise the rent way before the lease is even thinking about going to end so why not give them 60+ days? I expect my tenants to do the same to me (give me more notice than what the lease states and we'll list it sooner ... maybe we can help each other out).
Who cares what the law states (only meaning if it says 30, why press it ... give them more time - either to 'negotiate' or find another suitable place to move to) etc. --74.78.xxx.xxx |

Idaho has a wonderful landlord tenant guide. There is no rent arbitration in the state of Idaho. 30 days is required provide they recieved a properly written statment 30 days prior to the increase month. Usually it is best to send it 45 days proir to allow for the proper service of monthly rental increase. It must be in writting, stating the month it is to start and the amount of the increase.
