State Specific Question About: ILLINOIS (IL) We were doing an inspection of the sump pumps in our 4 plex. When we came to one unit, we could not believe our eyes. there was clothes piled up everywhere 12" deep all over the house. You could hardly walk to the basement door. Upon going to the basement, there were more clothes. Piled on the water heater, furnace, etc. It is a fire hazard. The units are only 800 sq feet. How do we handle this? Tell them they have X number of days to get the place cleaned up or just give them notice to move. This was unreal.

12" of clothes is nothing. Be thankful it wasn't "other".
IMO, you can only dictate and direct so much, from there, it is a matter of careful selection AND a bit of luck.
If worried about it, hand them a notification to correct and TELL them you can't have a fire hazard like that.
Chances are it will be fixed soon, as in it will be 4 feet clear of furnace and hot water heater. You can't fix messy people.
30 day termination notice if they don't fix, if mo to mo.
Unless in crook county, those rules are different from my understanding.
Oh, make sure all of the smoke detectors are in working order and have them sign they are.

Don't worry about how they live assuming it is not damaging the property, there are tenants and homeowners who are slobs and neat nicks, not our role to change that. As for the clothes next to the furnace and water heater, that needs to be addressed in writing preferably with the code cited. In my lease we specifically state that following the laws are a condition of tenancy. --166.137.xxx.xxx |
