• What can I do? TENANT STOLE NEW FURNITURE WHEN BROKE LEASE : Farmer's Insurance co. via Subcontrator TempHomes asked me to rent furnished house for 6 mo. to Fire Victims. After that mo to mo.
• (Tenant admitted to Police he took Queen bed
and brought it back, but did not admit to taking the LG FRIG

Me? When this happens, I get my move in pics and the warranty file for the appliance, ask the police to escort me there to inspect his current home. It's usually sitting right there and my evidence shows it's mine.
He can either give it back or talk to the police about jail.
I have a trailer and helper ready to take it.

I assume the contents were well documented with your lease, move-in inspection, photos - and then at the move-out inspection. If not, it will be difficult.
Who signed the lease? If the insurance company also guaranteed things, you should try to collect from them.

If the furniture and appliance were part of the lease and you have a deposit then i'd just replace and deduct from deposit. You did collect a deposit? if the misisng items are more than the deposit then you will have to file in court if they do not pay the balance due when you mail them the accounting for the deposit. --70.13.x.xx |

Also look into higher security deposit with furnished places, I am on the lakeshore near the Cedar Point - there is a border there where all rentals pay the higher motel tax rates and get the quicker than rental ejections. --75.94.xxx.xxx |
