State Specific Question About: ILLINOIS (IL)
How can you keep tenants from throwing away the detectors? Even if we hard wire them, they disappear. We had them in one house last week, city inspector went in today. We were written up for no detectors. It seems like every time we go in, the detectors are missing.

Sometimes a smoke alarm will go off when there is high humidity so the tenant removes the smoke alarm. The only option if it is multi resdential building is to put in a central fire alarm then install heat sensors. If the tenant removes the heat sensor the fault sensor on the central fire panel will go off. Often a fire may happen when someone is sleeping the person will never wake up where the smoke will kill them. It is beyond stupidity why someone would remove a smoke alarm. --74.220.xxx.xxx |

SMOKE DETECTOR DISCLOSURE
Tenant declares that:
At the time the landlord
delivers the rental unit to the tenant, that the unit is equipped with a working smoke detector.
Tenant acknowledges that tenant is responsible for:
a. Testing functionality of all smoke detectors at least monthly
b. Replacing the batteries in battery operated smoke detectors at minimum of every six months or sooner if necessary
c. Notifying Landlord in writing immediately of any non functioning or malfunctioning smoke alarms
Tenant acknowledges one working smoke detector in every bedroom, placed either on:
a. The ceiling, or,
b. The wall, not closer than 4” from the ceiling and not more than 12” from the ceiling
Tenant agrees not to tamper with, remove, or disable smoke detectors

My tenants must sign a letter from the state Fire Marshall's Office regarding the illegality of tampering with smoke detectors and their responsibility in their maintenance. The FM Office provided this letter to our AOA. --64.222.xxx.xx |

Cindy, It IS frustrating!
My theory is the battery goes out, beeps, the pull it, and never replace it.
We use hardwired with battery back up, so when those batteries give out, the res yanks them.
Get with your local LL association. Learn the state and local law regarding SDs.
My state law places the responsibility on the resident and we are required to have them sign a SD Acknowledgement like 574Brad showed.
It does not stop the thefts, but does place responsibility on the res.
Often we simply hang a $4 Sd on the wall next to the old hardwired location. Meets code and protects the res.
Be certain to charge for these at moveout. We charge $15 per battery SD, $35 per hardwired to replace. --67.175.xx.xxx |
