What specific rules to follow when serving a 20 day for cause
notice to terminate tenancy, in a lease agreement, Washington
State? Or can you give 20 day no cause notice as well?

Are you the LL? What are the terms of your lease? month to month? just signed a year's lease? does the lease state 20 day notice? you don't have any paperwork?

Welcome Jim, do you know the lease you have to be legal with state laws? Local law and ruling? I advise going to court anytime you can to observe the action of the judge on cases like yours - single family - duplex sharing drive or basement storage - multi family apartment bldg type, there are often pieces of state law that aims towards each style, and local may have features also.
A wise tip I learned here years ago was to print and place state law into a 3 ring binder and then flip the notebook over and put in the local rules so there would be no mixing up pages about common topics, then when you see those liars court rulings you can open the book and see why the judge ordered the way she/he did, and also learn how/why the judge deflected away from the written rules, maybe he does not want to burden the court time hearing about single family noisy properties so he grants eviction quickly where the occupants do not seem to care about the community. --75.94.xxx.xxx |
