What was the violation? What does the lease say regarding the violation? Does the lease clause conflict with state law?

What does your state/local law say about the violation? They signed the notice which means they are aware? Many violations in OH are 30 days unless it is safety, smoke detector batteries are the common tenant problem so I went to a/c powered, another is the bully dogs - those are 3day here. --75.94.xxx.xxx |

Sorta same thing but five days. My lease agreement does not over ride state law. HOWEVER if I find they are in violation of the lease - minor or major - I give them FIVE days to correct the problem or move. AND they agree to that at lease signing... now can i exercise eviction, say for non payment? I do not think so, as the state law is 30 days. HOWEVER, I can remind them they agreed to five days and give them the time to correct the issue or move. IF they do not move Then I can proceed with the eviction process according to my state law. ACTAULLY had one couple move in five days. They got a dog, gave them 5-day notice, and they corrected the problem by moving. --173.157.xx.xx |
