In Maine we are supposed to test for radon and mitigate if necessary by next year. I'm thinking it's not going to happen. Keeping the roof from leaking and the foundation from falling in are way higher priorities. Keeping up on the lead paint is also a much higher priority.

Additionally, radon health problems occur after many years of exposure. The longest tenant I've ever had is 5 1/2 years. Radon effects take much longer. I honestly feel that this law was passed by legislatures that were lobbied(sp) by the radon mitigation industry. --64.222.xxx.xx

I've never had anything tested for radon so I have no info to pass along. Also never intend to have anything tested since in my area, EVERYONE apparently has radon.

It may be one of those situations where if you know you must disclose.

Jack, I don't know of a federal law requiring it.

But if you have info about a dangerous situation, you could be sued for not disclosing it.

If you KNOW it's bad, systems are installed for $650 here. Not hard to do it your self. Then you can brag about having a radon system as a benefit over your competition. --67.175.xx.xxx

The radon situation seems to be an offshoot of lead, my unanswered question has been for well over 10 years - where does it go? We wrap the trim wood with plastic then it goes to a landfill where the plastic is demolished if it survives this far getting rained on thereby opening the wood grains allowing the lead to leach out into the container onto the roadway, then into the soil from where it came.

Radon is handled in a more local distribution, the 300CFM fan blows it out regularly to settle among the surrounding area shrubs, crops, lawns and driveways - so if you have it the cost of sharing it with your area is your expense. --75.94.xxx.xxx

If the radon test was a short-term one (like the 7 day test used in this area before a home sale), it is very likely to show a higher than true reading. When we bought our house, we were given $ to remediate radon after a 7-day test was positive. Because we moved in June, and no one lives in the basement, we simply kept windows open and put in a 90-day test, which came back with levels below the maximum accepted level. No need for mitigation, $ in our pockets that got applied to the well pump, which died five months later. --71.185.xxx.xxx

I was inquired by one of the potential tenant about the radon level. I was thinking to have it tested but I now see it may not be such a good idea.

Looks like the majority of the opinion is: don't test it and therefore no need to disclose it and hence less risk to be sued.
