State Specific Question About: KENTUCKY (KY)
I did a walk out form with tenant. She wrote down the items that she said she damaged while living in the house and then signed the form but I have not signed it yet. I found more items in house that were damaged after she left. Can I legally add the damages to the form if I have not signed it yet? --74.248.xxx.xx

Oh good question. I've never done paperwork like this at a walk thru... i think i would itemized the new finds separate on the final paperwork. Her findings and My & Handiman's finding. Hopefully someone will come along who does what you did and have some input. --184.239.xxx.xx

Even if you did a Walk about, you should say not all items are out and wall are still cover, and not visible...

Sara, I woudl accept her notes and signature but not sign it. This is HER testimony that she did damage.
I would photocopy it and add my own notes to that second copy.
Me? My camera is my moveout inspection. I take a ton of pics, copy/paste them onto a Word doc and write a description and price under each pic. Total at the bottom.
If needed I can post before AND after pics for the judge.
I include these pics in the required written Depsoit Settlement. Good pics and a good description stop complaints in their tracks. --50.129.xxx.xxx

One of my section8 tenni put an America flag on her door, didn't realize that her bf butched 2 slashes (both are couple feet long) into the steel door after she moved out. She attempted to replace the door, new steel door hinge doesn't match the existing steel frame, I put the old door back, patched with epoxy, kept the new door, no hard feeling.
The kick was, another sec8 tenni told me afterwards that the boy is the over-sized diabetic mother's bf while I always thought he was the daughter's bf since the daughter had a new baby while living there.

The security deposit accounting can be made after the unit is empty of all food, furniture and packages, best to do this in the daylight with the camera like Brad suggested, add these photos to the move-in disk and print what is needed for court, I give the move-in disk to the tenant at 6 months - this is basically your security deposit. --75.94.xxx.xxx
