Does anyone know of a site where I can find the maximum

rates Section-8 will pay for housing (utilities included) for an apartment in Pa., (the city of Easton if possible)?

This can vary greatly by area or even housing office. I would call your nearest housing authority that handles Section 8 in your area and just ask them. If they don't get back to you within 48 hours with details for a Landlord -- then DON'T DO SECTION 8 IN YOUR AREA.

Simple as that. When it comes to Sec8, it is ALL about the housing office/authority in your area. If you have a good one, they will give you all the answers you need. If you don't have a good one, then you simply do NOT want to do it.

I reread your post and would encourage you to stay away from providing utilities, here we have one who just got her first water bill for 3 months - 553bux, she asked why so much, I reminded her she has complete control and custody of the water and we have no way to turn on any water - everything she used she did by herself.

In using the HUD guidelines for a 2bd unit we would have been paid 54bux from HUD and the remainder is a cost of doing business, this past summer in our area they stopped writing split water bills based on their own guidelines so we no longer provide them at all. They also allow us 5bux on a stove, 7bux on a fridge - based on these rates it would take 6 years to pay off the fridge if the tenant could clean it! Same scenario with ovens 6plus years, no thanx bring in your own and I can kill the bugs with a fraction of cleaning the stuff out. --75.94.xxx.xxx

That is a HUGE amount of water/cost for 3 months. I would envision a running toilet, leaking water heater, running outside hose (although not the right time of year unless running in a heated area), etc.

That is not normal, even with someone washing a lot or using a lot of water. Sounds like water waste to me, unless your water rates are huge.

Give notice and check those things.

Just for the record, the toilet is new and does not leak, this is simply a very wasteful tenant, with extra guests who must be doing laundry for the whole county except me. They do not have a stove or fridge so I only imagine the water will be higher if they had a working kitchen. --75.94.xxx.xxx

I got rid of my laundry facility for the 4 family I have. The water bills got too high and I didn't get a dollar more rent for providing them a washer and drier. It might have rented faster, but it was not worth the high water and electric bills I had to pay. It's a toss up between renting it quick and renting it right. --68.36.xxx.x
