They would sign a co-signer agreement, but someone who needs a co-signer is essentially someone who doesn't qualify to rent from you. In my opinion, today's rental market in MA is pretty good and I would move on to someone who qualifies on their own. --64.197.xx.xx |

I have the person just sign my regular lease,this way less likely for a judge to decide to not allow the co signor agreement because they say they didn't understand that meant you could go after them for money.Also make sure the co signor has assets you can collect or adding them is a waste of time --72.224.xx.x |

CAUTION
I just had a Mom want to co-sign for her 46 year old daughter and 2 children. She offered to pay up front for 1 year ("or whatever").
Two past places that daughter has rented ended abruptly at the end of the lease period. I'm not even going to waste my time calling the prior LL about this prospect. Red flags tell me to move on.
That being said, the parent has to be "collectible" and go through the whole credit process just like the tenant, should you decide to proceed with this applicant.

I would put them both on the lease, and run credit checks on both. I must agree with the above posts, you will save yourself a lot of grief if you hold out for a better prospect. One thing I do when qualifying an applicant is deal directly by email, letting them know if their application is accepted or rejected. The less personal involvement, the better. --70.173.xx.xxx |
