State Specific Question About: TEXAS (TX)

What are you all doing about insurance coverage for your rentals. I have SFH's and the coverage just keeps going up without me having claims.

They inspect and come back with peeling paint on shed...they expect me to repaint the shed.. I have all properties in a large group policy but it's a nightmare of them always telling me one more thing they want repaired or they will go up on the premium or cancel my insurance.

Better ideas?

About all I can get now is texas fair plan. Fire policy's, ACV. I can't complain about the cost or the excellent way they pay claims. I have had many hail claims and only one fire claim. I always came out good with them. Of course I act as my own contractor. My average cost per house is around 425 per year for around 80 in coverage. These are brick houses on slabs. My insurance company was pulling the same crap. It was always with new properties though. Piece of siding missing, a couple bad roof shingles, piece of soffit falling, bad roof, flat roof. Something stupid or a repair to nitpick at. They didn't want to insure them until AFTER I bought them and fixed the issue, even though in the past when the nitpicked at stuff they always gave me 30 days to fix the issue which I ALWAYS did and they reinspected to confirm.

The last straw was when I called them to get insurance on three properties I was buying. The adjuster did a drive-by on them and saw one of the tenants had a rotweiler, which they woulnd't allow. I told them, hey, we'll do the same thing in the past, I'll have the dog gone and the soffit fixed within 30 days, just like I always have in the past. But that wasn't good enough, it had to be gone and fixed before closing. I told them to get lost and switched all my properties to another company. --67.236.xxx.xx

Thanks to all.

Mike..did you just call them? Do you deal with an agent?

Bad..that's how I feel now. I pay all the premiums, take care of my properties and have only filed a claim once...now they are wanting me to build each place piece by piece.

J...thanks for the tip on National insurance group.

TxMike...is this agent type of insurance? I read its through the government?

Anyone you know use them?

I have had most of my insurance with American Property 7 Casualty (ANPAC). They have never nitpicked me, and have been competitive on price.
