Regardless of what state, I personally make it a point to call ALL previous landlords, not just the most recent one.
You might also want to check with the county to see if the name on the tax records match the landlord name the potential tenant gave you.
My questions are:
1. Did he pay the rent on time every month?
2. Was he ever late? (yeah, it just clarifies ques #1)
3. Did he receive his full security deposit back?
4. Were there any damages to the unit when he left?
5. Were there any repairs or replacements needed when he vacated the unit?
6. Were there any complaints that you know of that involved neighbors or the police?

I have LL call me,
Renter is still a tenant, so what am I going to say.
LL calling tells tenant everything said..., happens..
You can only call the previous LL, not the present, they have not moved, and who knows..
Listen to them, they will tell you how much rent they are paying, what they think of a LL,
Flashy car, yet no money to pay bills, no listed phone, hide information in any way their is a reason...no credit card, pre paid debit card...no checking account...if they talk about how they cheat others you are next...
And if the say God Bless, or hide behind religion run...

I get some info from each one from the tax records, then change the people and price - if all goes well I admire the investment and ask how long they have had good/bad luck and question if they belong to a national group like this - plug for mr landlord and answers my question of ownership duration. --75.94.xxx.xxx |

Called current LL of last tenant I rented to and was told they would have to have the tenant sign a release before they would give me any info about the tenant. It was a big apartment complex. I actually like that idea.
Tenant signed off and I got all the info I needed.
1. How long has tenant rented from you?
2. How many times late with rent?
3. Any complaints from neighbors?
4. Would you rent to this tenant again?

I just had to fax a questionaire to a complex also - she had it back to me in a day.
Called a current landlord of someone who was very interested in my house last month ... that landlord really thought tenants wouldn't be able to find what they were looking for and wouldn't be leaving... not only did he remove the rent increase he wanted from them, he also lowered the current rent to keep them there !!! --72.95.xx.xxx |

Lots of tricks of the trade (aka sound business practices) to find out of someone is telling you a lie.
There are basically two categories of past land lord: professionally managed properties, and mom 'n pop shops. It's easy if they are a professionally managed property. Just look up the business online or in your local yellow pages. The phone number on the application should match what's listed publicly.
If it's a mom 'm pop shop, like me:
First step: confirm ownership of the property in question. Does the 'land lord' actually own the property? This is available at your county courthouse assessors office and/or online county records.
Second step: check the phone number via a 'reverse lookup' at anywho.com...only works about 25% of the time or me. Usually not found.
Third step: call the 'land lord' as if you were a potential tenant asking about a rental. Odds are a fake land lord will be tripped up by this.
Fourth step: call the 'land lord' back as who you really are. Ask open ended questions: How much rent did Mr. X pay? How long was Mrs. Y your tenant? etc. Their answers should match or be pretty close to what's on the application.
If these four steps check out, you're 90% sure they are real. Repeat the process for the current and past land lord. If BOTH past and current land lord check out, you've done about as much as you can do from a due diligence stand point. A very sophisticated and intelligent liar can still deceive you, but the odds of you getting a lying applicant who is sophisticated and intelligent are low enough that you can probably rest easy.
Also, balance what their 'land lord' tells you against the other information: credit check, criminal background, employer/income. Most liars do not compartmentalize their lying and there will be evidence of dishonest in other areas that will show up. For example, if 'land lord' says they're awesome but their credit report shows a history of chronic late payment on all accounts: strike one. If criminal back ground shows numerous charges over several years (including recent stuff), strike two and probably strike three also. --108.250.xxx.xxx |

What FabricGal said & I also take picture of DL of all Applicants and check w/the owner of the property listed on the DL whether or not that property is listed as a previous LL. You can be pretty sure they once lived at the address on their DL. --208.54.xx.xxx |
