State Specific Question About: WASHINGTON (WA)

The tenant is responsible for paying the utilities and has not paid them (yet). She has given her 30 day notice which means she is moving out Feb. 28th. She has 2 more weeks to pay the utility bill.

I need suggestions for how to prompt her to pay what she owes.

Yes, the rental agreement states the tenant is responsible for paying the utilities.

Not enough detail in your first post.

Does the utility company bill you and then you bill the tenant? If not, then no problems, unless you're worried the utility company might come after you, the rich land lord, and put a lien on your property.

If you are back billing, then how big of a utility bill vs. how much security deposit? If tenant leaves owing a balance, go after her like you would for any other damage / money owed. Deduct from security and send proper accounting.

There's not much else you can do at this point except go after her in small claims court. She either pays what is owed (rent, utilities, etc) or not. You could try to evict her, I suppose, based on a lease violation, but would that really be worth it? --108.250.xxx.xxx

The City utility is in her name and she is responsible. The local gas/electric company holds the landlord responsible, even though the bill is in the tenant's name. I AM putting the cart before the horse here by one week. The bill is due now, but there is a grace period of one more week. I just have a "gut feeling", since she is moving out in 2 weeks, that I am going to get stuck paying the bill. I don't see that I have any leverage, since she is moving out. Small Claims court, (ugh). Hoping she will do the right thing. That she is just slow. --24.207.xx.xx

Good luck, my utility co. puts the billing in tenants name, and if they don't pay, the bill goes back to me if not paid. They left, canceled the elect. account earlier then when they left and the bill is now mine. I can't get electricity to my houe again until the bill is paid. Check with your electricity co. to see what the policy is.

Things just aren't right, I can't believe tenants get by with so much and they seem to know ust what to do.

Another renter of mine left in the middle of the night, left me all the utility bills, the account was in their name, not mine, I own the house so I was once again left with the bill. --98.125.xx.xxx
