Sam, I agree. Look for leaks, esp underground.

ONE toilet flapper leaking will cost $115 /month in my town.

A flapper stuck open will cost hundreds.

Also, consider a policy of XXXX gallons per month. Anything over that is divided among the leases. --50.129.xxx.xxx

Thanks for all your replies.

I have checked for water leaks and had them checked by prof. I have replaced shower head and toilet to low flow products. I have also recorded meter during the week and then weekends. Weekends are high and have also considered whos home during that time.

Yes, there is laundry in basement that is used.

I have now drawn up a contract about overnight guests. She is M2M tenant.

I have caught her family doing "their laundry" and said Oh no not here. So they sneak it now. UUGGG

Her weekend guest I have also caught taking 30 to 45 mins showers. (i can hear the water running)

Believe me I have things to do, lol some things are just obvious. I live in same duplex side by side ranch. Thanks again --50.138.xxx.xxx
