I come across this scenario all the time and it drives me NUTS. An existing tenant (who is now there long enough that they are renting month-to-month) looks at what's available on our website and sees all these great, clean, excellent-condition homes and wants to move from their current place to one of these (why not - what a great way to do "spring cleaning" - let us do it all, and keep moving to the latest, greatest place). I have allowed some to move, and I've tried hard to discourage others (though they are great tenants, that would mean we now need to repaint, clean and re-advertise their place with who knows how much time until it gets re-rented). What do you all do so you don't lose your 1st great resident but don't let them move without somehow NOT losing money. Anxious to hear some great ideas. Thanks in advance! (My guess is maybe this has been discussed before but I couldn't find a thread - if there is one - just point me in the right direction - thanks!)

We bought our units at a good price so we can keep are rents low enough so when they start looking at comparable places they can't find one for the same price or lower. --50.201.xxx.xxx

I understand what you are saying, and worse, I was that person. I used to say, back in the day, "I moved when the oven got dirty!" ha ahahhaha I moved like 17 bazillion times back when I was young.

No. Not anymore.

Now that I include a 'ready to occupy' list for my tenants, so that when they move THEY have to clean everything etc, it changes the dynamic. Yes, they can move. BUT their place has to be PERFECT first and it's all on them. AND they still have to pay the deposit - I give it back on their current unit AFTER they move.

I do all WMH states - but it is still a money-losing proposition. Are YOU one of my former tenants??? I think I remember you :-) !! We had a set of tenants (2 brothers, 1 wife (yes, they had BOTH been married to her at different times - go figure - a whole 'nother story) that, like clockwork, moved EVERY 2 years to another one of our places until they eventually passed away). Had one like this recently, wanted to swap ends of a duplex. I calculated the cost to turn over the unit and asked for that amount up front before move. She also had to agree to pay any additional costs inccured by me.

She deposited the check in my account the next day and moved that weekend. Win, win, everybodys happy. --66.177.xxx.xxx

If your current rent is higher than what they are paying now, why not allow them to move, paying you higher rent and you can have the other unit ready to charge higher rent? They need to sign a one year lease so you will have them stay for at least another 12 months. Make sure they know that you will charge them for old place clean up if they do not return the unit in good condition.

If the rent is the same or lower, you may have an issue. I would let them move if they want to. Otherwise, they may decide to move to another place if you make them unhappy. Look at this way, if they move, you will have to pay the painting and get the place ready anyway. It gives you a chance to bring the unit up to date. Charge them the fees required to get their old place up to date/ repainted/ carpet/ cleaning/ ect. Get it in writing, if they still want to move and they were good tenants, no reason to say no, other than a head-ache for you. But, you have a vacancy regardless. --24.245.xx.xx
