State Specific Question About: TEXAS (TX)

Would like mortgage money for rentals. High net worth, high credit individual. Don't mind 30% or so down. But would like a five year or longer term. --76.185.xxx.xxx

You left out income.

Mortgagors like to see the income stream.

What kind of response have you recieved from the banksters - I mean bankers?

What kind of rentals, where are they located, and how much history do you have running rental property?

If you have solid income, most banks should talk to you or steer you to someone that will. --108.218.xxx.xx

Bank are in the business to loan money, if you are creditiable they will loan it to you, deadbeat them and you will have to look for other sources...

Most banks are too liberal, I have sure milked my share....glad i was able to pay them back...it was not always easy..

Always had a place to stay and a job to work on..so not too bad... --98.253.xxx.xxx

In Florida we gave up on banks lending money to investors. They either mis read the tax returns (don't add back the depreciation), don't like those of us that own more than 5 buildings or (pick a reason).

Most of us pay cash or find legit private lenders to fund the property. Most want 50% down, proof of ability to repay .. but aren't concerned about how many homes / properties we own.

I have lent money to friends to buy homes / and currently own 22+ (have had friends help me with private loans on occassion). --107.202.xxx.xxx

Incomes high, have banking for anything desired in DFW area. The offers are all five years at 5.5 years then renew. It hisses me that car loans go out the door to lesser credit, nw, income individuals, or myself, at 2.5 for 6 years. Also in ag, Farmland loans for 15 are only 4.2, and they can't shovel it out fast enough. Call me old fashioned but if i want to buy rentals with 30 or 40% down they oughtta line up at 4% for ten.

I do agree with the hisses comment.

However, a bank can repo a car fast. Foreclosures take longer.

Banks aren't in the biz to repo .. they solely want to max interest.

Am I allowed to type Bastarxxx on this site?

Oh well, I know the rule / guidelines of banking. Reinvented myself in 2007 / 2009 and am doing well. Hope I can help others, too. --107.202.xxx.xxx
