State Specific Question About: MISSOURI (MO)

We just purchased a 4-plex property. It was run-down so we purchased it cheap because it is located next to our other units & we want to fix it up. The owner lived downstairs & is moving. Just found out the tenants above her have bed bugs. The tenant downstairs found out & is moving asap. We would like to clear the building so we can get rid of the problem but the tenant with the bed bugs refuses to move. What are our options? Can we get them to move? They said they would fight it! Why they want to stay is beyond me. Help! --108.95.xxx.xx

Yes until May 1 (former owner dated it 2012 instead of 2013)but I don't suppose that makes a difference. Former owner thinks the bed bugs came in with the tenant who just moved in in November. --108.95.xxx.xx

Bed bugs are easier to get rid of than tenants, visit bugspray online and learn how to do it, get the roach gelbait for inside each electrical box to get other critters who travel in the walls. --66.6.xxx.xxx

Food grade demetrius earth (not what they sell in the Swimming pool filter section, but what they have in the pesticide section) will kill bedbugs and roaches, and is non-toxic to humans and pets.

You can buy a ketchup bottle at 99 Cent Store to use as a duster.

Sheila, go to bugspray.com and DoMyOwnPestControl.com to learn how to treat and get the pro stuff you need.

The first step is to locate them, usually in the mattress or stuffed furniture.

These CAN be treated with effort and expense but the easiest is to remove them.

First, get rid of the tenants. Since the lease expires at the end of April. Send them a letter now stating that you will not renew the lease. After April 30, you may have to evict them, but you'll most likely win.

To prevent tenants from using some kind of health violation issue to prevent eviction, start your anti-bedbug jihad now - and document every step.

I use a 2 prong attack. One prong gives the tenant an immediate "feel good" feeling. The other prong actually kills bedbugs on a long term basis.

First prong. Go to your local hardware store and buy some liquid bedbug spray. With the tenant watching, lift up the edges of the mattress and boxspring piping and spray liberally. If you see any bedbugs, point out to the tenant how the spray kills them immediately. This spray does NOTHING to bedbugs you don't hit, not does it affect unhatched eggs.

Second Prong. I've found that the food grade DE (diatomaceous earth) method works best, is cheap, and is also the safest. It is absolutely non-toxic to humans or pets. I purchase it at an feed store - about $20 for 40 lbs (I told you it was cheap).

Apply DE liberally all around the baseboards and legs of bed. Also "spray" the dust on the bedframe (lift up mattress and box). Then, "spray" it under the edge piping of the mattress and boxspring.

DE takes about a week to work. It does NOT kill on contact. However, it will continue to work for months and months.

I paid $54 for 50lb. food grade DE on ebay before Christmas, did DE treatment in 2 units. One still complains that she got bitten. (box spring on floor, no frame, I told her to get frame, just puffed more dust yesterday all over the boxspring and mattress)

Wish I knew the DE method earlier, I paid $1400 to treat two sec8 three beds unit last year. That was a long term customer discount from a local pest control company already. --75.67.x.x

Elliot, ya gotta spray under the upholstery items, the bug move into the CO we breath out, along the floor - if ya have bed legs drop them into popbottle cutoffs that have the DE so they fall into the moat of death - they try climbing up but slide back into the moat recoating their skin till it is finally torn open, another one comes along to eat that one. --74.61.xxx.xxx

BTW, diatomaceous earth is NOT a poison. It is primarily the shells of dead diatoms (microscopic aquatic animals). It's action is mechanical. The shells are SHARP and work there way into the soft tissue between the exoskelliton plates of insects, causing the hemolymph (bug blood) to leak out resulting in dehydration and death. It is effective on all insects that I know of. This is the same mechanism that makes boric acid the active ingredient in No Roach and other ant and roach powders) effective. --69.221.x.xxx
