State Specific Question About: INDIANA (IN)

My question is, Should I just ignore it even though if something happens my Insurance Company will not cover if the unit has been empty for an extended length of time? I have received my tenants rent check on time including January's. Due to my recent illness, I haven't gotten out to my leased units until a couple of weeks ago. Each time I noticed one Town Home still has Halloween decoration up and from what I can see it looks abandoned. It is rented to an unmarried couple with the girlfriends two young children. I called all of the numbers given to me (including his work) yesterday and left messages that I need them to call me as soon as they can. When I called the work number his secretary asked me my name and to hold....came back and told me "he was in the field", transferred to his voice mail and left the same message. Do I continue to call, wait and see if either of them contact me, or just continue to cash the checks until April 11, 2013 when the lease is up? leave a dated 24 hr notice on the front door and leave voicemail at the numbers you have for them that you need to check the furnace and change the filter. then enter tomorrow to check the furnace. You need to get in there and see what is going on with your asset. That is your responsibility.

I agree, send a notice in every way you can that you are entering in 24 hrs. Text, call, email and post on the door. Take a pic of that with that day's paper.

Once you get in there, take a lot of pics. It will be evident once you are in.

If you give adequate legal notice of your intention to enter (and check your state law) then you can most likely enter without fear of being accused of theft. Theft would have to be proven, not merely landlord entrance.
