State Specific Question About: NEW JERSEY NJ)

Need help. Never had to do an eviction before and hope someone can guide me. I am a senior citizen who owns a condo in Sussex county NJ. Tenant moved in in November - paid for the month plus 1/2 security. Sent me a message that she wanted to break 1 year lease because too far from work, car broke down, etc. etc. I thought it best to release her to minimize stress factor and bottom line, she has not paid anything from December and now going into January. She says she is looking elsewhere but no vacancy timeframe. I sent her letter about 30 days notice but wanted to know if I can do something before 30 days are up. I think I read that if eviction is for nonpaymrent you can take action after 3 days. Has anyone been through this and give me a good hands up on my next step.

You need help. Call around to a cpl of atty's who state their office as close to

the Courthouse as possiblle and ask if they do flat rate evictions.

OR....

go the the courhouse on the day that they hear evictions and look foor thelawyers who answer the call for a handful or more evictions.

Ask them ifthey doorxan suggest a colleague.

Have eviction service serve her a pay/quit notice

Tell her to get out

Prepare for actually having to evict her

Tell her you need the unit back on Jan 1 because a new tenant is moving in, ask if she needs help or money for moving her stuff

One can google to find a landlords association which is close to the rental. A landlords association will have local knowledge on how to serve all the paper work as there can not be spelling mistakes or wrong with the amount of arrears. Things are only going to get worse where one month then two months then three months. A lot of problem tenants have been through the eviction process before so they will try to get as much free rent as possible. So the paperwork then a hearing then the tenant may or may show up at the hearing. Nine out ten never show up. --74.220.xxx.xxx

Start the legal process for your state NOW.

At the same time, talk to her and convince her to simply leave right now - move back in with parents, etc.

My guess is she is broke so you won;t see a penny anyway.
