State Specific Question About: TEXAS (TX)

I have a single family home that backs up to a forest type area, and when we purchased it in Nov it was crawling with bugs. We have had it treated, but I suspect that regular pest control will be needed due to its location. Is there any way to make this sort of thing the tenant's responsibility?

First examine your state and local laws about this. In NC, single dwellings pest control are the responsibility of the occupant.

If food droppings are on the floor and stacks of unwashed dishes are around, roaches will abound-- period. --66.44.xxx.xx

In my lease I specifically state that pest extermination is the tenant's responsibility.

However, as a matter of courtesy, I offer to treat a unit ONE TIME in the first 30 days of a tenancy. I only do this if the tenant requests it. The company offers a 90 day warranty too, so any creepies still around during the first 90 days get "nuked" a second time.

Legal in my state for singles or -plexes. Not sure about apartments since I don't own any.

"Indiana Dept of Health has determined that pests, bugs, spiders, mice, mold are housekeeping issues to be cleaned or treated by the resident."

In grassy areas, keeping the yard mowed and bushes/trees trimmed away from the house are a BIG help in keeping bugs out.

Look for the pro bug sprays and dusts that have 6-9 month residual effect.

Be willing to spend a few minutes a few times a year to keep your res happy - you'll look like a hero and Momma won;t move out cuz she saw a bug! --50.129.xxx.xxx

Whenever a new tenant moves in to my SFH, I do a one time pest treatment. After that, if any creepy crawlers are found, it is written in my lease addendum that they , the resident, are responsible for pest extermination. --24.74.xx.xx
