I have 2 applicants and both have paid the applicant fee. I always feel awful having to turn a person down after paying for the screening process. Both applicants are good, of course one has a a bit of better looking situation. Without getting the other applicant to down from being denied, what is your usual response? One person has a better looking credit score and more monthly income. The others isn't bad, just not as good.

Do you alrady have the money? No? If they both meet your critera, tell them they are accepted, and the first to provide the money and a signed lease has the place.

I'd take the one with the better looking score.
Tell the other one that they can apply somewhere else and the LL can call you for the credit information (provided that is legal to do) At least the people would not have to pay for another application fee.

To Leigh - you keep their application fee when you are turning them down??? My application says if they lie on it I am entitled to keep the fee but if I choose someone else, I've got to return it. --72.95.xx.xxx |

I've only rented one property, and I was paying the application fees for the first few showings.
Everyone that showed up wanted to move in that night, but I said I would run the credit first and get back to them the next day.
4 times in a row, I paid for the credit checks (through a local real estate company as I had no alternatives), and people wouldn't even answer their phones/return calls.
So I had to charge the rest of the applicants a fee for the report. I don't know how you can get away without charging one :( --75.134.xx.xx |

Susan, Good question. We don't charge an app fee so I'm not much help other than to remind you.
Seems unfair to take a fee from someone and not give them something in return.

we have a company that runs our credit reports, criminal reports and background checks and rental history for $40.00 for legally married couples or for singles ( per person). This company reports back to us and if the applicants does not get their reports, if they request a copy of their credit reports we refere them to the company we no longer get a copy of credit, etc. --24.253.xxx.xxx |
