How many service animals must a landlord allow in a rental unit? Is there a limit? Just got a call from someone with four dogs. Caller claimed that all four dogs are officially designated service animals. Something about this just doesn't seem right! State Specific Question About: MAINE (ME)

They need to provide the proper paperwork showing the need for 4 service animals. Make sure you understand the difference between service and companion animals. Paperwork would be somewhat different,

Quite frankly, 4 seems excessive. Seems as if 1 service animal would do whatever needs to be done. If they have paperwork from 4 different medical professionals for 4 different companion animals they are playing the system, IMO. --64.222.xxx.xxx

I had someone apply with a "service animal". When pressed for paperwork the animal turned into a "companion animal" and when pressed again for paperwork, it did not exist. Found the applicant to have been evicted by her brother from her mother's house.

I think 4 service animals is perfectly reasonable. Each dog works an 8 hour shift -- less 30 minutes for meal break and less two 15 minute breaks -- seven hours a day, five days a week, that is 35 hours per week. So you actually need 4.8 dogs to provide 7/24 coverage. And that doesn't factor in sick days and vacation days!

Seriously, I do not think that anyone can justify mutiple service animals. My seeing eye dog can't pull my chairchair, so I need two dogs?

Pet vandalism can easily cost three to five thousands worth of damage to a rental unit. Dogs can cause a lot of problems in rental apartment buildings where they leave the dogs locked in the rental unit then go out for four to six hours.

The dogs start to bark where the peace and enjoyment of other tenants occurs. When someone over the phone asks are pets accepted that always means a dog or more dogs.

Ask if they would like to pay a preminum in rent say $300.00 more per month they are no longer interested in the apartment. Maybe one should have a visit where they are living to see the situation one is going to be in if one allows someone with four dogs into a rental unit.

Often ask if the dogs or dogs are not a problem where you are living then why do you want to move. No answer. Some of them think they have a right to bring in a dogs or dogs into rental unit regardless of how damage or problems the dog or dogs will cause. --216.110.xxx.xxx

The "service" and "companion" animal thing is getting out of hand in my area.

Word is on the street and everyone seems to be jumping on the bandwagon.

I'm sure someone will jump into this thread with info about "cannot charge fees" and "cannot require papers", which I;ve heard is in the law.

BUT...

we need to get our legislators to include some common sense in the law. (sorry, I know some of you just sprayed coffee out your nose laughing!)

The goal of a doctor is to get someone OUT of the office. I've seen them write some unscientific, non-medical advice just to satisfy the patient. Just because Billy is having trouble with math does NOT mean he needs an "emotional support" dog.

Unfortunately, the law is not well-written for landlords in these cases. The ADA has cracked down on companion animals, but not service animals. As the law is written, anyone with a disability or perceived disability is entitled to reasonable accommodations, including a service animal. The problem is that by merely having a service animal, you could be perceived to have a disability, thus entitling yourself to the service animal. The law needs to be fixed, and probably will over time because of all the people abusing it. I think your best challenge to their request for 4 service animals is that it would not be a "reasonable accommodation". I would check with an attorney on this since there are big fines if you handle it wrong. --71.194.xxx.xxx

One of my relatives had a "service dog" for years. It was nothing more than a pet. She would get very angry if anyone denied entry for her "service dog". She took him everywhere.

He was a nice dog, but that is beside the point. As BRAD said, we need some common sense legislation on this point. --141.129.x.xx

My youngest works for a nuts and candy store - no pets, as the nuts are loose and packaged by the clerks by the pound. A couple of ladies tried to bring their pekinese dogs into the shop and attempted to pass them off as service animals when they were politely asked to take the dogs outside. They got quite abusive when it was pointed out that the dogs wore no identifying vests, but nothing more came of it - just a couple of mommies out with their "babies". --71.185.xxx.xx

I posted here earlier about a woman with a service pony. Her muslim faith considers a dog unclean. She demanded to be allowed into restaraunts with the pony. Manager caught between health code and ADA.

Back to dogs, I think a doctor's letter and a certificate of training are reasonable requirements to protect those truly in need. But that's not in the law. --50.129.xxx.xxx

Landlord for 20 years, my 8 year old daughter has muscular dystrophy. We have had a service dog for her now 2 years. She only has one a is completely disabled (by Ohio state definition).

We got our dog after a 2 year waiting period thru Canine Companions north of Columbus Ohio. We had to attend a rigorous 2 week training class (full time) and pass a final test on how to handle the dog at a busy mall. This dog is EXTREMELY well behaved and is an a joy to take with us in public.

Please don't judge all people with service dogs as scamming the system. not true. Our dog always wears her vest, is on a leash and we have a laminated "certified handler" card with us at all times.

If a service animal comes from Canine Companions for Independence then I would rent to that person in a heartbeat - why? because it takes persistence and smarts to get one of their dogs. --71.28.xx.xxx

Oh, absolutely. I don't think any LL here really has a problem with Service Animals. I think people have a problem with "Companion Animals" that are clearly just pets that were labeled to bypass no-pet rules.

Service animal are NOT the problem. They are generally so well trained that there will not be a problem with them.

the real problem comes from "companion animal"-- that has no training -- just needs a letter from a health profesional
