State Specific Question About: OHIO (OH)
I live in northern Ohio (Sandusky county) and I was
wondering if anyone would like to earn 8% on their money
by partnering with me to do some real estate flips and/or rehabs. You would be strictly a silent partner with first
note collateral.(same as a bank) I have been in the real estate field for about 10 years, mostly in Lorain county, moved out to a smaller town 3 years ago because of job loss.
Make money on your money without the headaches of tenants.

Well, it looks as though you would need to offer a better deal for the investor. I, and maybe others, would be much more likely to consider something if it were local so I could check out the person and property better and could keep close watch on what was happening. I pay 10% plus 4 points for private money and it burns me. But OTOH its easy to get and I can get a lot of it very quickly.

James you need to be careful offering a specific rate of return (interest rate) in some cases this maybe illegal and you can get a call from the attorney general's office of your state for offering investments without a securities license.
BTW Around here 8% won't scare up much money unless they personally know you and are investing in you personally. All the hard money I know of is North of 10% plus points (3 minimum). --75.160.xxx.xxx |

Whatever LTV I want, 100% if I want, snap of a finger too, up to $1.5M

I was really looking for someone in Ohio, and maybe close bye. I didn't realize this was such a tough crowd. I can go a little higher on the rate, and the LTV is at 45%. James, break open the yellow pages. Scratch that, try Craig's List in the nearest metro area. Google hard money and the nearest metro area. Someone will bit. Once you get someone on the hook then you can start shopping. When in the right circles, you can say something like "I have the really good deal but the only money I can find is charging XX%. I'll make a lot of money at that rate but it just burns me to charge that much." You might be surprised who will lend you $ from their Roth. --75.160.xxx.xxx |
