We just got a great new state law for landlords. We can now get out of the secure free storage business when tenants leave personal property behind (every eviction).

I would shuffle everything around and take pictures of small amounts of clutter if they left stuff behind. My pics would show up-close piles of trash, nothing else. No belongings, no furniture, etc. Everything would be tossed. --74.212.xx.xxx

The provincial landlord and tenant act here is very pro tenant. Starting off with it is illegal to charge and damage deposit. It is illegal to charge interest on late rent. To evict a tenant for non-payment of rent it takes four months if they don't put a stay on the sheriffs order. One has to show up at a hearing even though the tenant will never show up at the tenant friendly landlord and tenant board. The tenant can raise maintenance issues even though there are no building or fire code violations if they show up at the hearing. There will always be bad tenants everywhere. Fortunately they still allow credit checks here that a lot of bad tenants will taking a walk. Another piece of bad news if some of the cities want another cash grab where they intend to license and have the rental housing providers pay a new tax. If one wants a appeal a decision then it is hundred dollars to appeal. There are already enough building and fire code bylaws where the tenants will paying a higher rent to cover the costs of license fee where that can be $400.00 per rental unit. --216.110.xxx.xx

I'd put in a PODS unit AT THE PROPERTY, rehab property and RErent and then remove junk to the dump and have PODS removed....charge their deposit for all of the fees and add to their bill --184.5.xxx.x

After reading here about other states, I also think PA is very landlord friendly. No notice required to evict, eviction moves quickly, tenants have few defenses of nonpayment of rent, etc. I read about other states and am glad I am here.

One of my last tenants left 80% of their stuff behind after being evicted. The law is I have to hold the stuff for 30 days, then advertise twice in the local news paper then conduct an auction -- funds then going back to the tenant, less my costs.

Being a contractor I have a 10-ton truck and large trailers. I loaded up a Heave-Duty trailer with the tenants stuff and parked it at my home (lots of land).

After three months I received a letter from my x-tenants. Please return to us our property or the value, $30,000. The letter had my tenants new address.

I waited until it was 3 AM and backed the trailer up into the tenants driveway. Their stuff was on the trailer but covered in a bird barrier netting. I attached a couple of ropes to their cars tire and large tree trunk and drove off leaving their junk in the netting on their driveway --also taking a picture of their items returned.

They reported to the police I dump their "trash" in their driveway. I gave the police a copy of the letter they sent me, "return our property" not called trash.

With PA's new law taking effect, their letter could be two months and twenty days too late. PA landlords now have a pathway to legally say Sorry Charley! you snoozed, you loosed! (grammar police please relax) --68.83.xxx.xx

Ok I was beat to it, but the only law since 1973 that has improved things for pa landlords was wage garnishment and even that is watered down. It is not just the laws it is case law and the way code enforcement, magostrates, sheriffs, constables view andmishandle landlord issues that favor tenants. --208.54.xx.xxx

Here in Seattle the tenant has all the rights and the landlord has to jump thru the hoops. A new rental house inspection is going into effect for all landlords soon. Time to get out of the city limits. --184.78.xxx.x
