State Specific Question About: DISTRICT OF COLUMBIA (DC)

What to do if your property becomes inhabitable due to weather conditions and destruction. Don't know what to do with the tenants--no tenant insurance.....just moved in --65.122.xxx.xx

It happened to us after IRENE last year. One unit flooded very badly. All we could do was work to restore it (our of own pocket, because we didn't want an insurance claim) while tenant stayed with family.

I would just tell the tenant, sorry you'll have to move. I have in my lease that if a property becomes inhabitable (regardless of reason), tenant can be made to move and has no recourse against landlord. --67.236.xxx.xxx

If house is unhabitable for the rest of month or longer I would recommend refunding rest of this months rent and deposit. Do you have insurance? Have you been in touch with the adjuster? Is FEMA there or Red Cross? --75.34.xx.xxx

If you can fix it in a week or two, put them in a hotel and get it fixed fast. If it will take longer, let them out of the lease, I would offer a full refund of the deposit right away if they release you from any further liability. --71.194.xxx.xxx
