State Specific Question About: NORTH CAROLINA (NC)

I have prospective tenant that wants to pay his rent 8 months in advance to get a reduction. Is this a good idea? If so how much reduction should I offer. Is this legal in NC? --98.24.xx.xxx

That much advance rent is dangerous. If you want to get them out, no rent is the quickest. So effectively accepting 8 months prevents this. If they leave early you have to return a large portion of this. If you have other problems with them, the fact they've prepaid may prevent you from deducting any damage cost. --71.177.xxx.xx

NC is very very very good about evicting tenants that DO NOT pay their rent. If they DO pay, you have to work to document other breaks in the lease - and that is much MUCH harder! It has to be pretty bad to get them out, and you don't want that.

I would never accept that much rent in advance especially from a new tenant. Also if they leave early or you do have to evict, you would probably have to give it back anyway ( you can't 'double-dip') --173.25.x.xx

We take it, with student rentals, it's often the norm. College Loans they pay upfront.
