We have a tenant that moved her boyfriend in, bed and all we found out, and she was asked to leave due to loud parties, etc. She moved out this week on the day she specified and he is still there,saying he is waiting for the truck to move "his" things. He isn't on the lease. We have new tenants moving in on the first and she said "they" would be out by this past Tuesday. He says he "may" be out today. We have the carpet people coming to clean, locks changing, cleaning, etc happening tomorrow so the new tenant can move in. He is an A__. He has no rights does he in this matter? I hope I am asking this question correctly. --98.212.xxx.xx

Formally, you would need to go thru eviction. But you might consider a cash for keys situation. Offer him $200 for all items removed by XX:00. Since you have a new tenant in place that is what I would try.

Or, a quick call to the local police as a trespasser might work, but ususally they don't want to get involved. --108.83.xx.xxx

Around here the police would say he is a tenant do an eviction,what I do is have him acknowledge that he is leaving but just waiting for his friend with a truck so I tell him no problem just put your stuff in my truck and I will take it anywhere you want,makes it hard for them to argue with you and no way do I give cash for keys,I don't want that reputation as a pushover,my way they tell everyone I intimidated them into leaving which just makes the next one easier to push out. --72.224.xx.x
