State Specific Question About: MASSACHUSETTS (MA)

With the increased cost of advertising in local newspapers, I am considering advertising my apartments in Craig's List.

Would appreciate any pros or cons or suggestions.

I really regret what has happened to my city newspaper when their classified ad income almost disappeared. It had been a huge source of revenue for them. However, I helped contribute to it.

I have only used Craigs List and other online resources for about six or so years now. Here about the only time classified ads might get results would be in the shopper or specialized papers. Be sure to use Postlets to create your Craigslist ads. --70.255.xxx.x

Be aware that people can be anyone they wish via email. Do not fall for any scams and you may want to read the scam information on CL list in regards to accepting money in an overpayment and refunding balance. Be warned of people relocating from other countries and such.

After a while you can tell the real from the scams. Also, alot of people "shopping" on there, so not all of them turn into actual faces, application and potential tenants in your house. Screen just like you do with any other advertising.

I also recommend searching your zip code and read other LL's ads in your area. This will help you get the most money for your property and also see photos and read copy of what they are offering. Ie. Move in Special, headlines, and general how to write "no pets" without offending anyone with pets. etc. hope this helps. Patty --107.26.xxx.xx

A well written specific ad has always worked well on CL for us. The more info in ad the less question calls. I find potential renters are using the computer far more then the newspaper to find place to live. Include all four photos they allow. I also include near bottom - PLEASE no realtors or agencies looking to solicit listing - thank you.

An ad on local paper cost about $80 for three lines for 3 days. Getting one or none calls for the three days.

An ad on CL can be one page long with pictures and maps for the location. Cost $0. and getting many calls.

I don't know any landlords who use newspapers. I don't know of any tenants who check newspapers for apartment ads. I don't know of anyone under 65 who even reads a newspaper.

Fyi-Using Postlets is against Craigs list policy apparently. They took down one of my ads made with postlets with a "warning". I don't understand why..except trying to keep out more commercial interests (like they took over ebay) Anyhow..I still use it as it looks "Pretty" :> --74.42.xxx.xx

CL IS the only way to go, in normal times. But several years ago in the worst of the market, I was having a really dry time with few decent prospects. I advertised in the newspaper for the weekend only. Got a great, older couple 50+ with no pets or kids (!) and they are still in residence today.

So generally, CL is great, and absolutely draws all younger prospects. But I personally read an actual newspaper and am well under 65, and targeting to older couples sometimes IS a successful strategy. It worked great for me that time. They do not move often, either. I'm a CL fan. My last new tenants were in their late 70's - grandma is a whiz bang at the computer. Having said that, it is correct that most of my CL applicants are younger and moving into the area from out of town. I have had better luck on long term tenants who are locals.

I advertise on the school district want ads (now is the perfect time to get new teachers before school starts). Word of mouth also works well for me. I gave a $50. rent credit to the last two tenants I had give me referrals on people who moved in/paid the rent. --75.171.xxx.xx

CL is not perfect- as V alluded, people will try to snatch your photos or description, create their own ad and hang you for some crazy issue.

Make sure you do watermark your photos and check your ads (do searches on your own ad terms) to see if anyone is stealing your addresses or descriptions, et al.

CL does really work well, though - I haven't used a news paper in several years.
