State Specific Question About: ILLINOIS (IL)

Any guidelines for showing a unit while it is still rented by current tenant.(Their lease is up soon) Do I ask tenant to leave or remain in one room? Need help here because I have never shown a unit that was already renter. --24.1.xxx.xxx

I tell current tenant that I'll be advertising the unit for rent and will be showing on Wednesday between 6pm-8pm and Saturday between 1pm-4pm.

I schedule showing 20mins. apart and usually rent to the first viewer as they see everyone else showing up. I've had tenants stay and go - doesn't matter to me. --173.74.xxx.xxx

It depends completely on the condition of the unit while occupied. If it is kept clean, I will show it while still occupied. Sometimes places look better with furniture. I showed an occupied house two weeks ago and the first person who saw it applied and was accepted. I will have no loss of rent between tenants.

If tenants don't keep the place looking particularly nice, I may wait to show it.

I prefer that the tenants are not home when showing, but I don't make them leave. I've never had anyone follow me during a showing or interfere in any way. --75.4.xxx.x

G - pre-inspect so you know what it looks like. If it's not perfect, don't show it. Most resdients are cooperative if you respect their time and privacy.

Jeffrey teaches to offer the res $50 if a new person signs a lease before the current res leaves.

If I have a good res, I ask if they will show the home for me - they want to be there anyway and it saves me time. I set up the time.

We do not show occupied homes until we have MOST of their application screened and approved. If it looks like it will be a good app,(credit report and court report OK) we get the applicant in there while we finish the screening, such as paystubs, calls back from employers, references...

Schedule all your lookers at one time- most will not show anyway and having more than one applicant will stir a little competition.

Not everyone who looks will take it so up your odds. It's dobltful you;ll too many to deal with.

Add a clause to your lease about "management allowed access to show during reasonabel times with 24 hour notice."

If it's not in your lease now, state it as your "Standard Policy".

With a little coordination and cooperation, you can eliminate lost days of rent. --50.129.xxx.xxx

Like Brad 20K advises, I offer current residents an incentive bonus: $50 if I get a new tenant that the tenant allowed to view the property, $100 if the old tenant BRINGS me the new tenant.

I also use the 24 hour notice rule, as stipulated in my lease. I do try my best to respect their normal meal time, etc and only show in the late morning (10-11 AM) or late afternoon (3:30 - 5 PM). --108.250.xxx.xxx

I'v never shown unit nor would I ever as long as tenants reside there - my lease allows it but I justwouldn't do it. I can wait until they're out.

Brad20,000 appears to be a 'big time" landlord so I assume he really knows what he's doing. I am "small time" but I know for a fact that most applicants in my area won't do more than submit an initial application before seeing the place. there is no way they're going to allow me to check employment, etc., if they haven't seen inside. --72.95.xx.xxx

Whom do you infringe on for any repair(s) work? The current tenant or the new one, once they move in?

Yes, I am a moron. We listed the unit when the current tenant gave us notice. We explained that we would be showing it and will give them as much notice as possible; we asked that they keep the unit presentable.

We showed the unit last month with the existing tenants packing and preparing for their move. We were able to get a non-refundable holding deposit from the new tenants two weeks before the existing tenants moved.

Wife allowed 3 days from move out to move in for me to get the unit rent ready, plenty of time as exiting tenants left it in great shape. I even had enough time to paint the kitchen cabinets.

Three days after the existing tenants moved out the new tenants moved in. Three days lost rent I sure feel dumb, Hey Freddie- lighten up will ya! --67.40.xxx.xx
