State Specific Question About: CONNECTICUT (CT)
We have been providing our tenant with a receipt every month, however, they want us to provide a receipt simultaneously with payment. I foresee this being a problem since they work absurd hours and will blame us if we are not available when they are ready to pay.

Why? The canceled check is a receipt.
If they pay online, the bank has a copy of the debit.

My tenants are given 12 deposit slips and have to deposit their rent in my account before the 3rd of every month. They get a receipt from the bank. I did this after my last tenant would show up at my house (stupid me... it was listed in the phone book!) with cash on hand, wanting a receipt... at 9 am on the first, no matter when that was -- even on New Year's Day!
Now, I don't have to deal with it every month, they get a receipt, and I'm not at their mercy. Plus, it's free (except for the deposit slips). For those worried about getting my account number -- it's not a state secret. They will get it when I give them a check for their interest on their deposit (or when I return their deposit).
