You need to consider if they are qualified and almost always the answer is no they are not qualified so unless they are in the trades and prove the quality of there work do not let them do anything.Any moron can take your counter top off but it will take someone wilth skill and experience to put it back on properly,and it will become your problem when they screw upthe installation --72.224.xx.x

Consider having them move to a unit equipped the way they like, chances are it will cost triple to make corrections to the mess they perform after watching some tv show where there were considerate craftsmen doing the work. I only allow painting with a repair fee charged, 350 per room because they never paint it back when they leave and that is the no smoking prices we are seeing in my area to repaint only. --76.241.xxx.xxx

Regarding painting, one time I seen a rental my friend owned after the tenant moved out but was peritted to paint while living there. I was totally surprised to see the pait job in the living room after the tenant moved out with their furniture. God's honest truth, the tenants actually painted the walls without moving the furniture. No kidding. ... They painted around the furniture and I mean all the furniture. Funny as heck to see, but sad since some people have absolutely no common sense. Would you want to allow a tenant to do it to your property?

No it is not their house, they are simply borrowing it for a set period of time. Have them submit what they want in writing, and you will consider it. If it doesn't add any value to your bottom line offer to do it if they pay for it.

when you and the tenant come to an agreement as to what they want and you agree . Explain that when they come up with the money you will have your contractors do the work and supply materials. have a written agreement stating what will be done, by whom , how much the tenant is paying, Understanding that that whatever is done becomes part of your property. and it wouldn't hurt to make it plain that this work is not in lieu of rent. --108.220.xxx.xxx

HGTV has done this to us!

EVERY lease I sign now has folks asking to paint, new floors, add on rooms...

I want them to be excited about their new home and dream, but we just took a partial deposit to let them in! They don't have any money!

Watch out for the guy who promised his "uncle" has these great cabinets! He'll tear out all your cabinets, sell them, and the new ones never appear, or don't match, or don;t fit...

or the guy who can get materials from his boss (translation: I'll steal them from my job)

In real life, I say "Let the place grow on you for a while. Once your stuff is in here it will look more like home." Usually keeps them happy.

BUT...

PLENTY will "improve" (ha!) your house without asking!

Our lease policy is clear:

"___(initial) Resident may not paint, wallpaper, or make alterations of any kind without written permission from management. Resident should submit his/her proposal in writing including a complete description, plans, drawings, brochures, samples, budget, etc. for approval. All work must be accompanied by proper building permits and performed by qualified workmen approved by management." --50.129.xxx.xxx

J - short answer: no.

Had a huge house with original old wood hardwood floors, covered with old "grandma" carpet but it was OK.

He wanted to refinish the floors to their original luster.

I also wanted the value of my investment to go way up with freshly restored gorgeous floors, so I relented and said "do the smallest room and I'll take a look at it before I will approve doing any more." I started salivating with greed as my mind's eye saw the beautifully restored home being sold for a higher price!

I called few days later, hoping to hear about the wonderful progress. He said "this is too hard. I'm not going to do it."

I thought "Well,at lease he pulled the carpet in that room and it will be easier for my guys to finish the floor when he moves out."

When he moved out a month later, I got my shock...

He had removed ALL the carpet from this enormous house because his dog had peed all over it. It was piled in the garage and the now exposed floors were awful - stained by years of pets, gouged, cracked, terrible! No WONDER they covered them with carpet!

I had a pro look at them and he said "not possible to refinish."

Now I have a vacant house with nasty floors.

My cost for allowing him to "Try": $4000 in new carpeting.

In the end, if it needs to be replaced, YOU have it done. YOU choose the colors and patterns and style so it will rent when these people leave. YOU hire it so you can demand good quality and installation. It's hard to tell your resident to rip it out and re-work it so the lines are straight. If you are paying a worker, you can do that.

If you are giving the res a discount for work performed, it takes a pro manager to so "Sorry, it looks like carp. No pay."
