State Specific Question About: FLORIDA (FL)

I have a rental in Florida for which I have been taking applications to rent. After an extensive background check, I offered the house to a couple. They had a few questions and we went back and forth via email. They said they were interested. I sent them the lease to sign and now I have heard nothing of any type of commitment. No response to emails at all. I finally got the potential tenant on the phone yesterday and he said that yes, they did want the house. I told him I needed email confirmation from him stating that he did want to rent the home and the lease returned within 4 days. I think I'm getting the run around. Now I don't even want to wait 4 days. I want to go with my 2nd choice. Can I? --207.255.xx.xxx

It's for this very reason that I tell all applicants that the apartment is available until I have a signed lease in hand and all monies paid. No different than selling crap on Craigslist; you inevitably get those people that think they can just call you and hold an item while you are supposed to tell all the other callers/emailers it's "taken." First thing I would do is to get an application on each adult, then do a credit report, police background report, eviction report and job verication. If this all checks out I would want them to send security deposit. Until I receive their security deposit I would keep on showing the house and take applications. --205.188.xxx.xx

I remember a business class once the owner of a store ordered a custom item for a client several thousand dollars, and the client said I said I want it I did not say I would take it....

The business owner wanted to take the guy to court....I almost had to laugh out loud..
