State Specific Question About: OHIO (OH)

Section 8 tenant trashed house, left unpaid water bill, violated lease re no pets, etc. I did not renew lease. Tenant Section 8 worker tells me that this is not a Section 8 matter, when I asked for support to recoup expenses. Any suggestions? Is it best not to rent to Section 8 tenants? Have change my criteria and will do much better due diligence. Thanks. --75.186.xx.xxx

Take it to sc Court and hope that some day their worthless Butt gets a job and you can collect. At least with a Judgment or another judgment on their record it'll be harder for them to buy their next flat screen TV(LOL) --108.220.xxx.xxx

Section 8 worker is correct -- lease violations like pets, damage or trash left behind, and unpaid utility bills are NOT Section 8 matters -- it is up to the tenant only. Did you have a decent security deposit to cover some of that?

In general, yes, unless you are very careful, it is usually best not to rent to Sec8 tenants. Or, at least, you should screen them just like everyone else.

It is a false assumptions that only section 8 tenants trash houses, sneak in pets, and violate lease terms.

Not collectible depends on the route you travel, taking in judgement pushes them off sec8 until paid up, sec8 tenants don't want to live in uncles basement or aunties attic. --76.241.xxx.xxx

Indeed -- if you have a good Sec8 office, you might find that they are MORE collectible than many other tenants. I had a debt from a Sec8 tenant that moved to another county. I have a good relationship with my Sec8 office. They contacted the other Sec8 office in the other county -- who sent a letter to the tenant informing them that they would be kicked from the program for not paying their debt to a previous Sec8 landlord if they didn't contact me and work out an agreeable payment plan.

This was after I had been unsuccessfully able to get anything from them for months. As soon as they got the letter, they called us, worked out a plan, and paid it off over the next several months.

That being said, as Sid and I said above: you still need to screen people appropriately.

Section 8 will not help you collect debt etc. that is up to you. They are required to put it into the file of the tenant if you give them a written notice...... and to end the section 8 assistance if it truely was a violation. Ask the HA about that. --98.232.xxx.xx

Once you have a judgement S8 tennant has to pay you or sign a payment plan to pay you. If they don't, they lose their voucher. S8 does not want clients who give program a bad name when they have thousands on the waiting list for a voucher. --174.130.xxx.xxx

Again, remember that Sec8 various greatly by how good your local housing authority is. In MANY areas, they certainly will NOT force the tenant to pay you or lose their voucher.

Some care -- some don't and will just blame the LL and assume that they are rich jerks.

So, don't count on anything as far as forcing repayment goes until you know your local housing office very well.

what bothers me is the fact that people are given free or almost-free housing and some still choose to abuse it to the point where they owe thousands in damages or other charges, and should obviously be kicked off the program...But somehow are allowed to remain on the program.

Other posters here have pointed out that S8 is a profit center for the city/county, so there is no incentive for them to kick people off the program.

Why would you want to do business with people like this unless you have no other choice?

Always requirements before--no felonies, no evictions, previous landlord recommendations. Several thousands to prepare house for new tenant--not Section 8.
