I use "Rent Manager" from London Computer systems. It is awsome-- and the tech suport is unsurpassed. Use the stand alone version on my own computer. Price is based of # of units. --98.232.xxx.xx |

I just tried Property Management Plus by Realty Software... terrible. It seems to be geared for property managers, not owners. They have a free version you can use for four properties.

William , for nine houses a computer might slow you down.
We run an accounting page (paper) for each house with notes, phone numbers, payments, etc.
We pay every bill with Quicken 98 (because it is easier than Quicken 2012) so all accounting is done when paid. Dpeosits are also entered in Q98.
With a few clicks, I can see a Profit/Loss statement for each house, or the entire biz, year to date or monthly, over the past 5 years, etc.
If we need more info on the people, their application, lease, and emergency contacts are in their folder in the drawer.
We now send late notices by text so we don't need software to print out letters.

William, there is a free property management software which comes with a new subscription to the Mr. Landlord newsletter. If you click the "Books" link above, I believe the subscription package is the first option. The free software handles up to 10 units. And you can upgrade at a very reasonable price to the next version when you grow larger.
