If you mean a walk through with the tenant,I have never been told that I need to and I never have,I see no reason to do it when the tenant can try to pressure you or hurry you along in a spot where there may be damage --72.224.xx.x |

Whether you are a LL or a resident, and whether a walk thru is required or not, I ALWAYS recommend taking tons of pictures.
I tell the res to clean everything and when they are done, I'll do a walk thru and send them my findings in writing. --50.129.xxx.xxx |

MO does require it. IL does not, but I will happily return all deposit money for a rent-ready unit, and I tell them this. I try to walk thru 24 hrs before final move out in case they've "missed something" Works for me. --108.69.xxx.xxx |

My state not only requires it, but the tenant must be informed of the time (a reasonable time) when it will be held and be allowed to be present. I can make for a lot of negative interactions. --70.246.xxx.xxx |

State Specific HOWEVER, unless your state requires it to advise tenants to perform work to get their deposit back * USE the walk-out inspection to ask WHY the property is in the condition it is in...cleaning, broken items, maintenance...question the resident --184.5.xxx.x |
