I have a tenant who signed a lease agreement starting on July 1st. She asked to move her things on 6/28 as this was when her movers were available. I agreed to it as she was desparate to get out of her old apt. However, she also decided to stay in the apt even though the agreement begins on 7/1.

My question is, Should I ask her to pay rent for the 3 days prior to the contract date?

If you agreed to it and didnt mention the extra rent than no need to go back now and demand 3 days rent.

In the future when someone asks to move in earlier, do an addendum to show the correct date of move in or end the lease 3 days early the last month of the lease

I prefer that they move in early and move out a few days before the end of the month like the 28th of the month to allow time to make home available for the following 1st --76.123.xxx.x

If I sign a lease in the last week of the month, I usually offer early possession as a freebie gift to the T. It costs me nothing, and I don't have to worry about the place for that few days of the month.

I am thinking like the others said, you did not mention anything extra, you gave possession over and now you can enjoy your holiday plans, if the unit is all ready you should be ready to enjoy 3 months before the next inspection. Make copy of the move-in photo-cd for the 6monht inspection to give them assuring them you do not want to keep the deposit if it looks like this. --76.241.xxx.xxx

When I get the entire first month plus 2 month's security deposit up front, before giving the keys, and that is my standard procedure, I am only too happy to give any free days or a week of my vacant apartment to the new tenant moving in prior to the first of the month. In fact, that is a bonus I offer at lease signing - free early move in with full payment.

Not only am I happy to have the utilities transferred days early, but the tenant is happy to get free rent and the ability to start moving some of the some small stuff prior to the big move.

I had one that wanted to move in on June 20 to get out of her other unit. She didn't have all of June's rent so I split the month with her. Otherwise, she wouldn't move in until July 1. I wouldn't sweat it. --66.64.xxx.xx

As most of you have mentioned, I'm not sweating the few days.

She paid all costs up front even before looking at the lease agreement.

However, this is a lesson learned. I like CTLL's and Mike 45's idea of using the days as an incentive bonus. --67.1.xx.xxx
